Guest & Community Guidelines

Universal terms for all members & guest

Modern Cowork is built to be a welcoming, professional and productive place for everyone. These guidelines explain what we expect from members and guests at every Modern Cowork location.

By entering or using a Modern Cowork space, members and guests agree to follow these guidelines and all other applicable Modern Cowork policies.


1. Bringing a Guest

Work Lounge+ Buddy Pass

Work Lounge+ members receive a Buddy Pass that allows them to bring one friend to work alongside them at no additional cost.

The Buddy Pass is limited to one guest at a time. The member must remain on-site with their guest and is responsible for ensuring the guest follows all Modern Cowork policies.

Guests may not enter the building independently, receive an access code or continue using the space after the sponsoring member leaves.

Guests of Other Members

If your membership does not include a Buddy Pass, anyone joining you in the shared workspace must purchase a day pass before using the space.

Day passes are subject to availability and provide access only for the date, location and hours included with the purchase.

Private Office and Conference Room Guests

Members using a private office or reserved conference room may invite clients, coworkers or meeting attendees up to the stated capacity of that room.

The member who booked or occupies the space must remain responsible for all attendees. Guests should remain within the reserved room or office unless they have their own membership, day pass or other approved access.

Room-capacity limits must be followed at all times. Additional chairs or attendees may not be added beyond the approved capacity.

2. Guest Responsibilities

Members are responsible for the behavior of anyone they invite into Modern Cowork.

Members must:

- Meet their guests at the entrance

- Remain present while their guests are on-site

- Ensure guests understand and follow these guidelines

- Keep guests within the areas included with their visit

- Make sure guests leave when the member leaves

- Accept responsibility for damage, disruption or policy violations caused by their guests

Guests may not use a member’s access code or enter the building without the sponsoring member.

Access codes are unique to each member and may never be shared.

3. Children and Animals

Children are not permitted inside Modern Cowork locations.

Pets and emotional-support animals are not permitted. Trained service animals assisting an individual with a disability are welcome in accordance with applicable law.

Service animals must remain under the handler’s control and may not create a safety risk, cause significant disruption or damage the property.

4. Respect Shared Workspaces

Modern Cowork is a shared professional environment. Members and guests should be considerate of the people working around them.

Keep Noise at a Reasonable Level

Conversations are welcome in the Work Lounge, but voices should remain at a level that does not disrupt others.

Extended calls, speakerphone conversations, video meetings and other potentially disruptive activities should be moved to an appropriate reservable space whenever possible.

Use Headphones

Headphones are required when listening to music, videos, podcasts or other audio in shared areas.

Audio should never be played through device speakers where others can hear it.

Respect Quiet Areas

Quiet rooms and other designated focus areas are intended for silent or low-noise work.

Phone calls, meetings and extended conversations should be taken elsewhere.

Respect Personal Space

Do not interrupt other members unnecessarily, use another person’s belongings or occupy more workspace than reasonably needed.

Harassment, threatening behavior, discrimination and unwanted solicitation are not permitted.

5. Reservable Spaces

Conference rooms, podcast rooms, flex offices and other reservable spaces must be booked before use—even if the room appears to be available.

Reservations help prevent conflicts and ensure the space is ready for the member who booked it.

Members and guests must:

- Follow the posted room-capacity limit

- Use the space only during the reserved time

- Keep noise contained within the room

- Return furniture and equipment to their original positions

- Remove personal items and trash

- Leave promptly when the reservation ends

- Report damage or equipment problems to Modern Cowork

6. Keep the Space Clean

Help us keep Modern Cowork comfortable and ready for everyone.

After using a shared space:

- Dispose of trash and recycling properly

- Clean up food, drinks and spills

- Return furniture to its original location

- Wash or place used dishes in the designated area

- Remove all personal belongings

- Notify our team if something needs attention

Personal items should not be left overnight unless you have received approval or have a designated private space.

Modern Cowork is not responsible for lost, stolen or unattended belongings.

7. Kitchenette and Food

Members and guests may use designated kitchenette and refreshment areas.

Please:

- Label food that will remain in a shared refrigerator

- Remove food and beverages when finished

- Clean spills and food preparation areas

- Avoid foods with strong or lingering odors

- Do not take food or beverages belonging to another member

- Dispose of expired or unwanted items

Modern Cowork may remove abandoned, unlabeled or expired food without notice.

8. Building Access and Security

Protecting the security of our members and locations is everyone’s responsibility.

Members may not:

- Share access codes, keys or entry credentials

- Allow unknown or unauthorized individuals into the building

- Prop open exterior doors

- Give guests independent access

- Attempt to access private offices or restricted areas

- Interfere with locks, cameras, alarms or other security equipment

If someone asks you to let them inside and you do not know them, direct them to contact the Modern Cowork team.

Report access issues or suspicious activity immediately.

9. Professional Conduct

Members and guests must behave lawfully, professionally and respectfully.

The following are prohibited:

- Harassment, threats, intimidation or discriminatory conduct

- Violence or behavior that creates a safety concern

- Illegal activity

- Smoking or vaping inside the building

- Possession of illegal substances

- Intentional damage or misuse of the property

- Excessive noise or repeated disruption

- Unauthorized sales, solicitation or distribution of materials

- Use of the space for activity that could damage Modern Cowork’s reputation or interfere with other members

Members are responsible for any damage they or their guests cause.

10. Equipment and Property

Use Modern Cowork furniture, technology and equipment only for their intended purposes.

Do not move, disconnect, modify or remove equipment without permission.

If something is damaged, missing or not working correctly, notify our team instead of attempting a repair yourself.

Members may be responsible for repair or replacement costs resulting from misuse, negligence or damage caused by them or their guests.

11. Photos, Video and Privacy

Be mindful of other members when taking photos, recording video or creating content.

Do not photograph, film or record another person without their permission. Avoid capturing confidential conversations, computer screens, documents or private information belonging to others.

Commercial photography, large content productions or activities that could disrupt the workspace may require prior approval or a separate reservation.

12. Policy Violations

Modern Cowork will address policy violations at management’s discretion based on the nature, severity and frequency of the conduct.

Actions may include:

- A verbal or written warning

- Requiring a guest to leave

- Restricting guest privileges

- Charging for damage or additional cleaning

- Temporarily suspending building access

- Terminating a membership or service

- Contacting law enforcement when necessary

Serious safety, security or conduct violations may result in immediate removal or suspension without a prior warning.

Failure by Modern Cowork to enforce a guideline on one occasion does not waive its right to enforce that guideline in the future.
